What happens to the right of use and possession at the end of the period of time set forth in the lease?

I put a deposit down on an apartment, had an approved application, and was set to sign a lease. At the last minute, I was told the apartment was no longer available. Do I have any recourse?

I have 7 months remaining on my home lease. The owner defaulted on the mortgage and the mortgage holder has instituted foreclosure proceedings. What are my rights as a tenant with regard to the mortgage company?
